Did the town really need four major shopping centers? Nope. Red Roof was the premere shopping destination at first. Now it's in sad shape. Empty shops. Tanger is doing well, probably due to it's visibility from the strip. Branson Meadows is toast.
Tanger is one of the better management companies when it comes to outlet malls. If you took the good of Red Roof and put it in with VF outlet over at Branson Meadows you would have a decent center. Visability of the store fronts at Red Roof is the manin issue. You dee nothing but the backs of the stores. Tanger sends us coupons all the time and put coupons in the Sun. paper here in Fayetteville. I've seen things come and go at Tanger though, J Crew, Liz Claiborne, ect, ect, ect. Coleman's new home fits it out over by Branson Meadows but traffic worries me and there ain't nothing cheap about Colemans outlet prices just a hell of a selection. I can never find an easy parking spot at the landing even down on the Belk end. I miss the Bud Shop and the outdoors/cabin store though.

You want something that will bring women and their daughters, go heavily after an American Girl store. They are the bass pros of the doll world.

And you forgot the newer development up north where the bog box stores have set up shop.

Construction that will turn The Pyramid into a Bass Pro Shops superstore will begin Oct. 11, with plans to open for business Aug. 1, 2013, according to sources familiar with the project.

The city of Memphis and Bass Pro have reached a consensus on the above-ground and below-ground costs for stabilizing the vacant arena, a key hurdle in the nearly six years of negotiations about the Downtown site, the sources said.

Officials believe it will cost $19.5 million to retrofit the structure and $5.5 million to stabilize the soil on the west side of the building closest to the Wolf River Harbor.

On Tuesday, Robert Lipscomb, director of Housing and Community Development and the point man for Pyramid redevelopment, is slated to give the 13-member City Council an update on the project. Council members said Lipscomb began meeting with them individually Wednesday to talk about the project.

"When we're ready to talk, we'll talk to all the media at the same time," said Larry Whiteley, manager of communications and outdoor education for Bass Pro Shops.

Since Bass Pro began negotiating with the city about The Pyramid in 2005, the company has expressed concerns about the seismic stability of the structure. Experts say the land beneath the arena could be subject to liquefaction -- when solid ground becomes like quicksand -- in an earthquake.

In January, Bass Pro and seismic experts called for a detailed test of a scale model to see if the building could survive an earthquake or if retrofitting was needed.

With the city and the Springfield, Mo.-based retailer agreeing on the stabilization costs, planners have been able to set a timeline for construction and completion.

Beyond transforming the arena, the project is expected to inspire a redesign of the area around The Pyramid, focusing on the connections among the building, the Mississippi River, Memphis Cook Convention Center and the historic Pinch District.

"The Pyramid and Pinch Historic District have received the most attention, but the city of Memphis redevelopment vision is much bolder," Lipscomb said in an interview earlier this year. "It is not about the addition of a retail magnet and a distinctive retail district, but more precisely, it is about building a thriving, active convention center district."

Lipscomb is proposing the city purchase Shelby County's share of the convention center, which would then be renovated, but not expanded. That part of the project is expected to cost roughly $60 million. The city also expects to purchase the old Lone Star Industries property, which features neon "Memphis" signs, for $12 million to $15 million.

Bass Pro is expected to invest at least $33 million in the project.

The city plans to float bonds through the Center City Revenue Finance Corp., the finance arm of the Downtown Memphis Commission, which would be repaid through increases in state sales tax revenue from new retail businesses in the Tourist Development Zone.

Tourist Development Zones divert the increased collections of new tax revenue from businesses within the designated areas back into specific public-use facilities, such as The Pyramid or Memphis Cook Convention Center, instead of sending that revenue to the state.

Last year, the city and Bass Pro signed a lease for the retailer to occupy the redeveloped Pyramid for an initial period of 20 years, with seven five-year renewals, for a possible total of 55 years.

The Bass Pro Shops store at The Pyramid will re-create a Delta "cypress swamp," with a large body of water on the ground floor and cypress trees stretching into the upper reaches of the refurbished building.

Visitors would travel on elevated walking paths, above a swamp stocked with freshwater fish.

When I was in Union Station this summer, there are models of the roller coasters of WofF and a history of them and where the old ones ended up. One I believe is in South America somewhere.

This reminds me so much of fate of Libertyland in Memphis. Amusement Park at the fairground with a classic Woody called the Zippin Pippin. Had a minor league stadium as well and exibit halls. No crappy horse track but had a 9,000 seat Mid South colusium and Liberty Bowl Stadium. Difference was the park was govt. owned

Libertyland closed, some park up in Wisconsin bought the Naming rights, plans and trains of the Zippin Pippin and rebuilt it. I had hoped that the city and fair could have found a good park management company before it got too bad but nope.

The Mid South Fair is gone from memphis(Tunica last I heard), the land where Libertyland stood is now a tailgating area for the Liberty Bowl where one of the worse teams in D1 plays. The Mid South Colusium lays in waste and disrepair with a no compete clause with the FedEx Forum and the city too broke to demolish it. The ballpark gone(although the stadium downtown is the Jewel of AAA) and  just a couple of the Exibit Halls remain.

In Tulsa, the ballteam is downtown now, the race track is a dump, and the amusement park is gone.  Expo Square seems dumpy to this day, and I go to the big spring gun show.

I would have liked to see Memphis find a new home for Zippin Pippin in town.  :(

I remember using White Water branded tubes at the now long defunct Adventure River in Memphis. For some reason I want to say the water park  you can now barely see from I 430 in North Little Rock was opened by the same partnership.

We had 2 day tickets, we chose to go at 4 and hit the water rides in the heat of the day and stay later during the extended hours. But... how it worked was at 5 pm you can get in for 25 bucks orr basically 5 bucks an hour.

We got lucky, it was cloudy in the mornings we were in Branson and the highs were kept down a bit compared to before and after. I couldn't imagine what it was like this past week. It was 109 here at the house today In Fayetteville.

Just as a reminder on the dog eat dog world of stock car tracks. Dover is closing up Nashville Superspeedway, they couldn't get a race there going forward without moving one of the two at Dover to there. They have closed up Gateway and Memphis previously.

Honestly, this could be rectified by making the NAtionwide, Busch or whatever it's called next at a seperate track at least half the time. I've hated the shift to have all three races at the same track in a weekend a majority of the time. I hate the Sprint guys racing in the Sat races. I hate 4 car teams. I can't really much stand it anymore.

Most of all that was driven by corporate edict to franchisees when McDonalds was struggling around 8 years ago under fear of them losing their stores. They have alot less leeway with that now. Fayetteville had one with UofA related stuff, one that Elvis themed and the one by the mall is still done with hunting and fishing themed collectables and prints, even a few Redlins. About the only variation you'll see is the 50's style store anymore.

I remember as a young'un in Marked Tree, you wanted a birthday party at McDonald's in West Memphis cause it had the Wagontrain tables. I also remeber the one in Osceola Ark have one of the first playgrounds with play equipment that resembled Grimace and the hamburgular.

There's no doubt that the economy in NWA was hit hard but it's better here than most other areas. There are signs of life with the Cabela's announcement and some other things. Some developements at places that got stopped in its tracks is taking place.

I have a childhood friend thats in charge of the Bentonville Parks and Recs. Dept. Flatlander like myself that came to school and stayed. I'll tell him that you approve ;D

The University is growing it's enrollment. They'll be more Texas kids coming in as freshmen than in state kids this year.

A funny story about Washington Co. They have a surplus of over 15 million and there's talk of reducing the millage. Now that's a rare thing these days.
