Other Parks / Dogpatch USA sells for $1.12 million

The abandoned Dogpatch USA theme park in northwest Arkansas has been sold for $1.12 million, according to paperwork filed in Newton County Circuit Court in Jasper.
The buyer is Down By the Falls LLC, which was incorporated in Delaware on May 28 but has a Springfield, Mo., residential address.

Cantrell-Griffin Business Brokers of Springdale announced the sale Wednesday, saying the buyer was unnamed and the sale amount was undisclosed.
"The new owner's plans for the property were not divulged but his representative assured it will be good for Arkansas," according to a short news release that described the property as a "400-acre nature and water wonderland."


Stewart Nance, one of the listing agents, said he couldn't provide more information because of a confidentiality agreement.
"All of us are hopeful the new owner will help restore the area and make it available to the public, but no plans were divulged," Nance said.
Springfield, Mo., is home to the headquarters of Bass Pro Shops. Attempts to reach Johnny Morris, Bass Pro's founder and CEO, were unsuccessful Thursday.
Morris developed Big Cedar Lodge and Dogwood Canyon Nature Park, both of which are in southern Missouri only a few miles from the Arkansas state line.
Jeff Clifton, an agent with Mossy Oak Properties, said he also had the Dogpatch property listed for sale.
"It's closed, sold and funded," Clifton said.
Clifton said the buyer's agent was Booker Cox III of Foggy River Realty in Hollister, Mo.
Both Clifton and Cox also said they couldn't provide additional information because of confidentiality agreements.
Charles "Bud" Pelsor, one of the previous owners of Dogpatch, said the same.
Doing business as Great American Spillproof Products Inc., Pelsor and his business partners -- James and Susan Robertson of Newbury Park, Calif. -- bought the Dogpatch property for $2 million in 2014. Besides a $1 million promissory note, they paid $1 million.
Pelsor envisioned turning Dogpatch into an "ecotourism village," but those plans soon fell through.
Pelsor had been trying to sell the Dogpatch property since 2016, with the asking price dropping from $3 million to $1.25 million.
Nance, who lives in Eureka Springs, his son John Pruett Nance of Rogers and their attorney Gregory Brent Baber of Little Rock held the mortgage on the property.
The mortgage holders filed suit in September against Great American Spillproof Products after it fell behind on lease payments and missed a balloon payment for the total amount due in August.
The Robertsons are listed as defendants in the lawsuit, along with David "Shawn" Smith, who had a $2,840 lien on the property.
The Robertsons took out a second mortgage on the property in 2014 in the amount of $1.2 million, according to the lawsuit.
A decree of foreclosure indicated Great American Spillproof Products owed $1,031,885 on the 400-acre property.
Dogpatch was to be sold on the Newton County Courthouse steps in a foreclosure auction March 3, but then a "solid buyer" surfaced, Nance said in February. The auction was postponed for two months pending contract negotiations.
Nance said he couldn't reveal the buyer's name then either.
Constructed in 1967 for $1.33 million, Dogpatch USA originally featured a trout farm, buggy and horseback rides, an apiary, Ozark arts and crafts, gift shops and entertainment by characters from Al Capp's Li'l Abner comic strip, according to the Central Arkansas Library System's Encyclopedia of Arkansas. Amusement rides were added later.
In 1968, the first full year of operation, the general manager reported that Dogpatch had 300,000 visitors.

Why don't they fill every seat on rides?  When I was a kid, they'd ask for people to fill seats and run them completely full. But today, on a day where there will be over 15,000 people (possibly closer to 20,000 if it's like yesterday), I'm seeing a total of 12 people on one round of the balloons. I'm seeing empty seats on every ride and it's frustrating!

Covered things such as: satisfaction with food, wait times, general experience. Asked multiple times if we plan on visiting in 2020-2022.  No questions about future rides or suggestions for the futures.

Waits everywhere....except TNT. Sitting here near the exit I've heard three "never agains", two "that's so rough" and one "that hurt".  That doesn't count the adults I've heard refusing to ride it. Something is going to have to give.

At the park today.  We got here around 2:45.  Every lot is full, including notch.  They parked us in the driving lanes that typically run the preferred parking lines.  I asked a worker in the parking lot if this was expected.  He said they were expecting a large crowd but it is higher than expected.

We will be at white water and silver dollar city this weekend. I have 5 sdc tickets available that are $26.87 after tax, 5 free passes to white water for Sunday, and three $22.00 tickets for white water on Saturday.  If you would like any of these. Other Parks / First ever Disney trip

We aren't getting passes next year.  Instead we are going to take the kids to disney for a week!  We will go in January 2017 because prices in January are so much better than other times we could go.  We will also have a few extra days in Florida.  Anything near Orlando (not any other theme parks) that we should make sure to do?  Any Disney suggestions?  The kids will be 4, 9 and 9.

Got our new sdc tons in the mail yesterday.  Pretty decent coupons and a free guest pass for night water and one for moonlight madness.

Went down for a few hours today.  We got there around 11.  It's been a few years since we've been there.  I like the bathroom redesigns and the fact that there are stalls just for changing.  We always rent a locker.  It works well and we can get a ton of stuff in a standard size locker. 

Our first stop was the wave pool.  It seemed that there aren't nearly as many tubes as past years.  We never did manage to get one.  Then to the lazy river.  Again...not enough tubes.  Lee rode 2 slides but lines were long.  Anna really enjoys the toddler area.  This is the first time the twins have really been old enough to use the kid area.  It is a disappointing area that needs upgraded.  The slides are faded and there isn't enough room for all kids to play.  The food is much better priced and tastes tons better than at Sdc.  Another round through the lazy river and wave pool proved that it was way too crowded to stay any past 2.  When we left, people were creating their own parking spots on the grass. 

We will head back down after July 4!

They make a big deal on a separate sheet in the season pass packet about the guest voucher program. Is this just the regular guest passes or something new they are doing?

Sdc facebook says that passes go on sale November 1.  I believe that is in line with past years.  You can break your payments into 6 installments this year.

We didn't use our passes last year.  Yeah.  I know.  We were crazy busy.  Anyway,  what do we need tondo to trade them in for passes for this year?  I know there is also a small cost involved.

A friend is there with his infant, toddler, and wife today.  No way would I take my kids in such cold weather.  Anyway, he said he'll be posting more photos after dark.  I'll update with more photos later.

I hope the craziness is over.  We still haven't made our first trip to the city this year. 

My mom, busymom4kc, had an almost life ending bleeding ulcer in march.  After they replaced 11 units of blood and 2 units of platelets and a 2 week hospital stay, she was finally in the road to recovery. 

Fast forward 5 weeks to the beginning of may.  My dad, charliehorsejigs (he's a lurker!  Lol), had a heart attack that went from let's put stints in to an emergency triple bypass at the age of 52.  There were no warning signs and his bp and cholesterol levels have been normal at every yearly check. 

3 weeks later I reluctantly went to Wisconsin for 11 days for vacation and family wedding.  I knew something was going to happen when I was fine.  Yep.  I was right.  My cousin Dan was in a 1 car accident.  Yesterday, his father, mother, and brother had to make the decision to take him off the vent.  He died last night at 11:15 pm CST.

It has been a long hard 3 months.  I am so glad to be back to normal.  Although how normal can I be if I hang out with you all?!   ;D. so, even though I don't post a ton, you know the reason for my absence.  Now I'm off to put the three loud children to bed!
